A brand-new home at 718 Justina Street sold Tuesday, July 15, for $1.99 million, marking a new-construction closing that illustrates how fresh builds are pricing against older homes on surrounding Hinsdale blocks.
The 4,300-square-foot house sits on a 7,560-square-foot lot and closed at $463 per square foot, according to a Shaw Local automated property-records report. The lot sold as vacant land for $682,000 in May 2026, per an @properties listing, though that figure has not been independently confirmed in DuPage County Recorder of Deeds records. If accurate, the difference between the land price and the finished sale price is roughly $1.3 million.
That $463-per-square-foot figure lands well above the DuPage County average. During the week of July 13–19, the county recorded 1,287 residential sales averaging $295 per square foot, according to Shaw Local's county data roundup. The Justina Street home came in 57% higher.
How nearby closings compare
Recent sales within the village show a more complex picture. A 1959-built ranch at 738 Woodland Avenue, just over half the square footage of the Justina Street home at 2,233 square feet, sold Thursday, July 10, for $1.35 million. That works out to $605 per square foot, $142 more per square foot than the new build. Smaller, older homes can command higher per-square-foot prices even as new construction drives higher total dollar amounts, creating tricky dynamics for appraisers pulling neighborhood comps.
A 2002-built home at 928 South Quincy Street (3,020 square feet) sold Wednesday, July 8, for $1.16 million, or $384 per square foot. A 2008-built home at 5805 South Grant Street (3,495 square feet) sold Wednesday, July 9, for $1.65 million, or $472 per square foot.
Nationally, the new-construction premium has shifted. Newly built homes historically sold for about a 20% premium over existing homes, according to Robert Dietz, chief economist at the National Association of Home Builders. Over the past three years, that gap has largely disappeared as existing-home prices climbed while new-home prices flattened.
