Hinsdale ranks 11th among the 50 wealthiest suburbs in the United States, according to a June 2026 GOBankingRates study — and its housing market reflects it: the median detached single-family home sold for $1,425,000 over the trailing 12 months ending in February 2026, according to Midwest Real Estate Data.
A GOBankingRates study published in June 2026 ranked Hinsdale 11th among the 50 wealthiest U.S. suburbs, based on an average household income of $367,874 in 2024. That figure is up roughly 10.5% in real terms from an inflation-adjusted $332,988 in 2014. The village ranked 10th on the same list a decade ago, slipping one spot despite growing wealthier in absolute dollars.
The study pegged Hinsdale's median home value at nearly $1.1 million, a figure that reflects Census Bureau data across all housing types including condos and attached homes. The actual sale price for detached single-family homes runs considerably higher. Zillow's Home Value Index put the average Hinsdale home at $1,268,228 as of May 31, 2026, up 9% year over year, with homes going to pending in about 11 days.
Where the pressure lands
The most competitive segment of the Hinsdale market sits between $700,000 and $1.2 million, according to Casselyn Tertell, a broker with The Casselyn Group at Compass Hinsdale. Multiple-offer situations remain common for well-priced listings in that range. Many of those homes are mid-century ranches, split-levels, or craftsman bungalows. Altos Research data pulled June 23 shows the bottom market segment averaging 1,963 square feet and 72 years old, with a median price of $849,800.
Buyers in that bracket often aren't looking to move in. They're buying teardown candidates. With no vacant buildable lots left in the village, every new home in Hinsdale replaces an existing structure.
Only 37 active listings were on the market as of June 23, and the market action index registered 42, indicating a slight seller's advantage, according to Altos Research. Prices had been trending lower alongside rising inventory.
That pattern of tight supply has held through spring. "Inventory still tight relative to demand," Tertell wrote in a March 2026 market update. "The $700K to $1.2M range sees the most competition; multiple offers are still common in well-priced listings."
At the top end, the picture looks different. Luxury homes above $2 million sit longer. The top market segment carried a median list price of $3,750,000 on June 23 for homes averaging 7,100 square feet and just 22 years old, per Altos Research. Those newer estates are concentrated in the Robbins Park Historic District and The Woodlands.
The gap between old and new
Price per square foot in Hinsdale runs $350 to $550 for standard resale homes, with custom new construction reaching higher, per MRED data. A recent sale illustrates the spread: the 4,615-square-foot home at 5561 South Oak Street, built in 1998, sold June 1 for $1.97 million, or $428 per square foot.
The village's Historic Overlay District, established in September 2022, offers property tax rebates and matching grants up to $10,000 for owners who invest at least $20,000 in preserving historically significant properties. But the economic incentive to tear down and rebuild remains strong when a 72-year-old ranch on a half-acre lot sells for $850,000 and the replacement home lists above $3 million.
How other Illinois suburbs fared
Among Illinois communities on the GOBankingRates list, Lake Forest fell sharply, dropping from 12th to 35th as its average household income declined from an inflation-adjusted $328,102 to $303,251 over the decade. Wilmette climbed from 40th to 36th, with average income rising from $253,535 to $300,005. Scarsdale, New York topped the national list at $612,591.
To qualify for the study, communities needed at least 5,000 households, membership in a metropolitan statistical area, and could not be a principal city in that metro area. Hinsdale's population is 18,097.
