At $449 per square foot, the price lands well below what new construction commands in Hinsdale, putting the nearly 90-year-old home in the price range that has historically signaled a teardown candidate.
The two-story house sits on an 11,761-square-foot lot, just over a quarter acre. It has two bathrooms, a fireplace, central air, and 2,560 square feet of living space. No demolition or renovation permits have appeared in Village of Hinsdale permit logs since the sale closed.
What the price says
New-construction homes in Hinsdale are trading at a significant premium. A home at 13 S. Elm St. sold in early July at $576 per square foot, according to Zillow. At 718 Justina St., a 4,300-square-foot house sold for $1,999,900, or roughly $465 per square foot, according to Realtor.com.
The Birchwood Road sale's $449 figure sits closer to older-stock comparables nearby: 430 Briargate Terrace sold in September 2025 for $950,000 ($400 per square foot), and 327 Bonnie Brae Road sold in November 2025 for $1.43 million ($378 per square foot), according to DuPage County records.
A buyer paying $449 per square foot for a 1937 home on a lot this size in Hinsdale may be buying the dirt, not the house. No permits have been filed since the July 7 closing.
Preservation tools available to the new owner
The Village of Hinsdale's Historic Overlay Zoning District, established in 2022, offers homeowners who place their properties on the Historically Significant Structures list a package of incentives: matching grants up to $10,000, a five-year property tax rebate equal to the village's share of taxes, permit fee waivers, expedited processing, and flexibility on bulk zoning regulations like floor-area ratio and rear yard setbacks.
Village Trustee Luke Stifflear described the program at an October 2025 Village Board meeting as providing "economic and zoning incentives to encourage preservation." As of Tuesday, June 30, the list included 101 properties after the addition of 405 W. Sixth St. and 633 S. Washington St.
In April 2025, the Village Board approved $10,000 preservation grants for three homes: 213 S. Clay St. (a $275,000 renovation), 306 E. First St. (a $71,000 exterior restoration), and 518 S. Garfield St. (a slate roof replacement). The Village Board met Tuesday, July 21; official minutes have not been published.
