The storefront at 50 S. Garfield St. that has sat empty for roughly five years is getting a new tenant. Humble Patty, a smashburger-and-dipped-ice-cream restaurant from Sam and Patricia Vlahos, will take over the former Dips & Dogs space in downtown Hinsdale.

The Vlahos siblings already operate Fuller House, the American pub at 35 E. First St. that opened in 2015 and sits next door to the vacant space. Village President Greg Hart announced the news on X on Wednesday, June 3, calling it "exciting news for Hinsdale" and welcoming the restaurant to downtown.

Dips & Dogs, a fast-food spot known for Vienna hot dogs and ice cream, closed in 2021. The Village Board approved an arrangement that year allowing Fuller House to use the neighboring space for outdoor dining while Dips & Dogs was shuttered. The storefront never reopened.

In a November 2025 interview with The Hinsdalean, Sam Vlahos said, "People have said they miss Dips & Dogs," describing Humble Patty as his response to that demand. He said the restaurant would offer a casual spot for a quick lunch and a gathering place for young people after school.

Vlahos, who also serves on the Hinsdale Economic Development Commission, grew up in the restaurant industry helping his father run Johnathan's Steakhouse in Lombard. He and Patricia also operate Pierce Tavern in Downers Grove.

No confirmed opening date has been announced beyond a general 2026 target. No permit application for the buildout has appeared in available village records, and it is unclear whether the project requires Plan Commission review. Residents can monitor posted agendas on the Village of Hinsdale website and contact the Community Development Department for permit status on 50 S. Garfield St.
