A Clarendon Hills developer wants to build a 50-foot, four-story mixed-use building at 136 Burlington Ave. The proposal goes before the village's Plan Commission on Thursday, Sept. 3.

MC Development Group is seeking two variances for the project on the railroad-facing lot, which currently houses Collins Sarsfield Construction and Builders Heating and Cooling, Patch reported. The company, headed by Clarendon Hills resident Tommy Maguire, wants to exceed the village's 40-foot height limit by 10 feet and reduce the required off-street parking from 13 spaces to 12.

The building would hold six residential units above a ground-floor retail space, with indoor parking for 12 cars, according to the village's meeting agenda. The architect is Architectural Studio, Ltd. of Orland Park. Elevation drawings show the roof bearing at 45 feet, with four floors above a basement.

Maguire said in his variance application that the lot, bounded by roads and neighboring properties, cannot be expanded. He called the extra height the minimum deviation needed to meet the village's floor-to-area ratio requirements for residential units.

The 6,900-square-foot lot sits in the B-2 General Business District. To the north is R-1 single-family residential zoning. To the east is R-3 multi-family residential. To the south is public and institutional zoning, and to the west is more B-2 commercial.

Village staff flagged concerns about the building's impact on neighboring homes. In a memo prepared for the hearing, staff recommended that MC Development submit preliminary engineering plans to address stormwater concerns. Staff also asked the developer to present information on how outdoor balconies would affect sightlines into houses behind the property.

No named residents have spoken publicly about the proposal in available records. Maguire, who also owns Artisan Development, a separate home-building company, signed the application on Aug. 3.

The Clarendon Hills Zoning Board of Appeals/Plan Commission takes up Case V534 at 7 p.m. Thursday, Sept. 3, at Village Hall, 1 N. Prospect Ave. The hearing is open to public comment.
